DEPARTMENT OVERVIEW
The Northern Cheyenne Tribal Housing Authority’s Acquisitions Department is responsible for the efficient processing and procurement of materials, equipment purchases, inventory management, and contracting services. This department ensures strict adherence to NCTHA’s procurement, disposition, and self-monitoring reviews on an annual basis.
STAFF
The Acquisitions Department is comprised of an Acquisitions Division Manager, a Lead Warehouse Specialist, and two Warehouse Technicians, who collectively support the NCTHA staff by managing supplies and resources.

Construction

DEPARTMENT OVERVIEW
This project includes the maintenance and renovation of 33 Low Rent units. The Construction Department is responsible for a range of improvements, including installing metal roofs, replacing windows and exterior doors, applying exterior paint, performing full bathroom renovations, upgrading electrical devices, installing new gutters, and providing new heaters or furnaces as needed. The department also handles emergency repairs, with a primary focus on water-related emergencies.

Finance

DEPARTMENT OVERVIEW
The Finance Division of the Northern Cheyenne Tribal Housing Authority is responsible for the comprehensive management of the organization’s financial activities. This includes ensuring the accuracy of accounting records and maintaining robust internal controls.

Key responsibilities of the Finance Division include preparing and maintaining the chart of accounts within the accounting software, managing the general ledger, and reconciling subsidiary system accounts such as cash management, accounts payable, accounts receivable, job costing, payroll, and journal entries. Additionally, the division is tasked with preparing and submitting all required reports for compliance with IRS regulations, as well as state and federal grant reporting requirements.

DEPARTMENT OVERVIEW
The Northern Cheyenne Tribal Housing Authority’s Maintenance Department is responsible for the upkeep and management of various properties, including the Welfare Office and the Shoulderblade Complex. The department’s duties encompass unit inspections, and after-hours emergency services, including evenings and weekends.
STAFF
The Maintenance Department is staffed by a Maintenance Division Manager, a Maintenance Secretary, seven Skilled Maintenance Workers, one Semi-Skilled Maintenance Worker, and one Custodian. The department is organized into a work-order crew, consisting of five maintenance workers, and a turnover crew, made up of one skilled and one semi-skilled maintenance worker. Additionally, one maintenance worker is dedicated to overseeing routine work orders specifically at the Shoulderblade Complex.

Occupancy

DEPARTMENT OVERVIEW
The Northern Cheyenne Tribal Housing Authority oversees rental units across five communities within the Northern Cheyenne Reservation. Rent is determined at 15% of the household’s total adjusted annual income from all sources. Participants are required to sign a month-to-month lease agreement with the Housing Authority and must certify their household income annually. Compliance with lease terms and Housing Authority policies is mandatory. Annual updates are required unless changes in household income occur, which would affect the monthly rent amount. The Occupancy Department assists with conducting annual certifications for tenants, managing compliance issues, and ensuring adherence to Housing Authority policies.

The Occupancy Department is staffed by an Occupancy Division Manager and three Resident Service Specialists who serve the five communities within the Northern Cheyenne Reservation.
